Welcome to Greenlaw’s! For the safety and enjoyment of all our guests the following terms and conditions apply to your reservation. By accepting a site reservation, and/or by renting or occupying a campsite or dwelling (RV rental, Cabin rental, Vacation home rental) at Greenlaw’s RV Park & Campground, all Campers and Renters, both transient and monthly, and their Visitors, agree to abide by the following rules while at the Campground. 

Violations are subject to immediate action or ejection without refund of fees. It is the renting Campers’ and renting Guests’ responsibility to review these Rules and share them with everyone on their site. 

Rules may occasionally be amended by Management in a reasonable fashion, as needed. Printed copies are available upon request.

RESPECT FOR OTHER CAMPERS

Please respect the space and privacy of other campers. Showing respect includes, but is not limited to, adhering to Quiet Hours, the Pet Policy, a 10 MPH maximum speed limit, and maintaining a neat, orderly site.

Please do not cut through campsites, even if they appear unoccupied. People pay to be at the campground, making the site their personal space for the duration of their stay. Please don’t intrude just to save a few minutes on a walk.

Use lowlights: When driving through the campground or unloading your car in the dark, turn off your headlights and use your lowlights. For those around you, the bright lights can disturb sleep. Once you arrive at the campground, use lanterns and flashlights.

Please keep driving to a minimum on the campground roads. It makes it better for all. Thank you.

We hope you understand that these policies have been established to ensure a quality camping experience for everyone. Any violation of these rules will result in prompt dismissal and forfeiture of all fees.

CHECK-IN AND CHECKOUT

Check-in: 2:00 p.m. — All campers and their guests are asked to register upon arrival by sending a text message to the office. 

Checkout: 12 noon — Before leaving, clean and remove all trash and debris from your site. Trash receptacles are provided throughout the park. Leave your site as you would like to find it! A site cleaning fee may apply for sites that are not left vacant and clean. The cleaning fee will be charged to the credit card on file.

If you’d like an earlier arrival or later departure time, please check with us beforehand so we can confirm site availability. We will try our best to accommodate you.

VIRTUAL PARK OFFICE

Our Park Office is virtual, meaning there is no physical office for you to visit or check in at. All reservations, invoices, communications are managed online. The office can be contacted anytime by simply texting or calling 207-200-1279, the e-mail address is greenlawscamp@gmail.com. We’re happy to help!

You can proceed directly to your assigned campsite upon arrival. Please contact the above number, indicating that you arrived, and we will email you an invoice which is payable online via credit or debit card. Any additional charges incurred during your stay will be handled in a similar manner and can be settled at departure.

PAYMENTS

Payment is due upon arrival. We will email you an invoice when you check-in. The invoice is payable online with a credit card or debit card.

CANCELLATION POLICY

For stays 14 nights or less

Deposit: A non-refundable $10 deposit, payable online with credit or debit card, is required to hold your reservation. 

An online payment link will be emailed to you within 24 hours of booking and is due upon receipt.  If you do not pay the deposit within 72 hours, your reservation will be canceled and the site made available to other campers.

The remainder of your balance is due upon arrival and will be automatically charged to your credit or debit card on file.

Refunds: The $10 deposit is non-refundable. If the reservation is canceled at least 7 days prior to your scheduled arrival date there are no additional charges. Cancellation requests that are received less than 7 days in advance of the scheduled arrival date are responsible for full payment of the entire stay.

No shows will automatically be charged for the full amount of the reserved stay. 

Early departures are not eligible for refunds under any circumstances.

MONTHLY CAMPSITE AND DWELLING RENTALS

All Campground Rules outlined in this document apply to all Campers and RV / Cabin Renters, including monthly and longer term Campers and RV / Cabin Renters as well. 

Campsites must be kept neat and tidy, free from litter and clutter. Sites should look like renters are camping here; not residing here. All RV and camping dwelling should be in good condition, i.e., no tarps covering roof, no visible duct tape, etc. Management has sole discretion on “good condition.”

Monthly site fee is due upon arrival via credit card. A valid credit card must be kept on file for additional future payments. 

From May 1 – Oct. 30 electricity is included in the site fee. From Nov. 1 – April 30 there will be an additional charge of $6 per day for electricity. This charge is payable upon arrival for the upcoming stay, along with the monthly site fee.

APPEARANCE & CLEANLINESS

For health and safety reasons, all food is required to be put away. Keep your site neat and orderly, free from litter and clutter. Refrain from bringing in non-camping items. Keep all lighting to a minimum so every camper can experience a quiet, secluded Campground. Management has sole discretion on “appearance.”

SMOKE- AND TOBACCO-FREE AREAS

Smoking is permitted only at your own campsite, with proper disposal. No tobacco of any kind is allowed at Campground public / common areas and at any indoor spaces (park bath house, RV rental, Cabin rental, etc.). All campsites, as well as the entire Campground, should be kept free of cigarette stubs.

ALCOHOLIC BEVERAGES

If you choose to consume alcohol, please do so in moderation at your own campsite only, not at Campground public / common areas (e.g. park bathhouse, etc.). Drunkenness, impaired or under the influence, loud or disorderly behavior is not permitted. No one under 21 years of age will be allowed to possess or consume alcohol.

SITE ASSIGNMENT

While we try our best to keep your dedicated site number unchanged, there may be situations where it will need to be changed prior to your arrival. Such changes will be made without further notice, unless separate arrangements were made with Management to guarantee a dedicated site for you.

Wi-Fi

Free Wi-Fi is available at the gray garage near the entrance.

QUIET HOURS, incl. Pickleball Court

Campground quiet hours are from 10:00 p.m. to 7:00 a.m.; please do not play on the pickle ball court from dusk to 10 a.m. 

Quiet means that you do not disturb your neighbors. Please practice good camping etiquette.  

Please refrain from loud noises and disturbances during this period. Lower voices since they carry. The volume level for all stereos, radios, TVs, instruments, or other noise-making devices must be kept at a minimum during this time. 

During non-quiet hours please keep noise at a reasonable volume level as well. Avoid creating a disturbance for other campers.

PET POLICY

Pets are family members and welcome at the Campground. Pet rules apply to Campers and RV / Cabin / Vacation home renters, their guests and visitors alike:

  • Maximum two (2) pets per campsite unless approval for additional pets granted by Campground
  • Pets are not permitted in the bath house and rental units (Campground cabin and RV for rent) unless prior arrangements have been made
  • All pets must be registered and have copies of current rabies and distemper vaccinations available
  • Never leave your pets unattended
  • Keep your pet(s) leashed at all times. When outside, dogs must be kept on leashes no longer than 6 feet. Do not leave a tethered dog unattended.
  • All pet litter must be picked up immediately. Pet waste bags are provided throughout the Campground and must be disposed of at the Campground’s central dumpster.
  • Dogs must be with you at all times and not left behind at your site or in your dwelling
  • Keep barking and noise to a minimum. Barking or growling dogs are not permitted. On complaint of noise one warning will be issued. In the event such barking or growling or any other infraction occurs, Camper or Renters shall either remove their pet(s) from the Campground or shall leave the Campground immediately without refund.
  • Animals demonstrating aggressive behavior to persons or other pets will not be given a warning. Owners will remove the animal from the Campground immediately. If not removed, the Camper or Renter shall leave the Campground without refund.

FIREWOOD AND CAMPFIRES

Firewood is available for purchase at the Campground. 

Please note that firewood from out of state is not permitted in Maine. It’s a state law aimed at keeping local forests safe from insect damage and diseases that aren’t native to Maine.

Safety precautions:

Fires are permitted in fireplaces only. Always use the fire ring at your campsite for open fires. Moving the fire ring to another location is not permitted.
Do not cut, damage or remove trees, branches or shrubbery from the surrounding woods. Foraging for wood in the wooded areas is not permitted.
Keep your campfire at a reasonable, controllable burn and never leave it unattended. Management reserves the right to monitor and control the size of all campfires. 
In case of high winds, including high wind warnings, you should refrain from making a fire.
Fires must be extinguished before retiring or leaving the site. The general rule of thumb is to ensure the coals or ashes are cold.
Dumping of charcoal or ashes in the woods is strictly prohibited for safety reasons.

VEGETATION & LANDSCAPING

Please do not cut, trim, strip, nail, or damage trees or vegetation in any way. All landscaping (trees, flowers, shrubs, stone, fencing, etc.) remains the property of the Campground.

SPEED LIMIT: 10 MPH

The maximum speed limit is 10 MPH throughout the Campground for all vehicles.

TRASH & RECYCLING

Campers should dispose of all trash and keep their sites and the Campground free of litter and debris. Recycling is for refundable cans & bottles only. A central dumpster and recycling bins are located near the entrance of the park where the white service garage is located.

ELECTRIC UTILITY CHARGES

From May 1 – Oct. 30 electricity is included in the site fee. From Nov. 1 – April 30 there will be an additional charge of $6 per day for electricity.

DRINKING WATER

The Campground’s drinking water supply is aquifer-fed and tested monthly by the state. 

Water spigots are available throughout the Campground. All outdoor spigots, as well as all bath house faucets, provide fresh drinking water.

LAUNDRY

A washing machine and dryer are located inside the bath house, both are available for a fee. Please do not wash laundry in the bathroom sinks or in the outside utility sink. 

UTILITY SINK

A kitchen utility sink is located behind the bathhouse for washing dishes. Please do not wash laundry in the utility sink.

PARTIES & GATHERINGS

Parties and gatherings must be conducted at a level that is not disturbing to the neighboring sites. Management should be contacted for gatherings of 8 people or more in order to discuss plans.

FIREWORKS

Sparklers are the only fireworks permitted in the campground. All other fireworks pose a safety hazard since they have the potential to cause forest fires. Fireworks might also frighten other campers, especially smaller children and pets.

VISITORS / GUESTS

Guests are welcome; any person who enters the Campground who is not a registered Camper is considered a Visitor/Guest. Management reserves the right to limit the number of guests at any site. Campers are responsible for the conduct of their guests.

Campers should register each Visitor/Guest by proactively sending Management a text message or e-mail. Campers should include whether Visitors/Guests are bringing pets, and if so, they must adhere to the pet policy. 

All Visitors/Guests must leave the Campground by 9 p.m. unless prior arrangements have been made with the office; fees may apply for overnight guests. Upon departure, Campers must check out their Visitors/Guests by sending a text message or e-mail to Management. 

Unregistered Visitors/Guests may be asked to leave the Campground.

VEHICLES

Registered vehicles only, limit two (2) vehicles per campsite. Contact us if you require additional on-site parking (fee may apply). 

Only persons with a valid driver’s license are allowed to operate any type of motorized vehicle
Do not park on other campsites, even if they appear unoccupied
No repairs or changing of fluids shall be made to vehicles except emergency repairs
Car/RV washing is not permitted
Motorcycles, motorbikes, ATVs, motor scooters, or any sound producing registered vehicle used for transportation (besides cars and RVs) may be allowed with prior permission of Management. If allowed, they shall be used only to enter and leave the Campground. 

In an effort to keep campground traffic to a minimum, electric golf cart use is restricted to individuals with mobility issues. A certificate of insurance will be required that shows coverage of $500,000 for both personal injury and property damage. The policy shall include a rider indemnifying Greenlaw’s RV Park & Campground from any and all damages which may arise from the use and operation of the golf cart on campground property. This certificate shall be on file with the Campground Office prior to the use of the golf cart and must state that your unit is covered off of your premises.

CHILD SAFETY / PARENTS

Campers are responsible for the safety and behavior of their children, friends of their children and their guests at all times. 

Children under 18 years of age cannot be left to occupy the campsite overnight without adult supervision. 
Children under 13 years of age must be accompanied in the bath house by an adult at all times. 
All children are required to wear bicycle helmets while riding their bikes; helmets are generally required for all activities involving wheels and speed.
All children should be back at their campsites at dark; an adult needs to be present to supervise them.

BATH HOUSE

No smoking or alcohol in or near the bath house
Children under 13 years of age must be accompanied by an adult
Do not wash dishes in the bathroom sinks. A kitchen utility sink is located behind the bath house for washing dishes (not laundry).
Do not wash laundry in the bathroom sinks. A washing machine and dryer are available for a fee.
Turn off the lights when you leave
Leave the bath house as you would like to find it!

SEWER HOOKUPS

To avoid paper clogs, all campers using sewer hookups shall use septic-safe toilet paper designed for RVs. Allow your tanks to fill up to ¼ full to allow solids to “float.” Gate valves must not be left open on the black water tank until you are ready for purging. An open gate valve on your gray water tank could result in foul and hazardous septic odors (methane gas) outside and may end up inside your camper. Do not dispose of paper towels, clothing, sanitary napkins, grease, dog feces, rocks, food scraps or anything that is not human waste or dish water in the sewer system. Any plumbing issues caused by the camper will be corrected at the camper’s expense.

GRAY WATER

State law prohibits the discharge of gray water or black water (sewer) on the ground or stored in containers. Always use your sewer connection or the dump station.

BOATS / TRAILERS / ADDITIONAL PARKING

Please contact us to arrange for boat, trailer, RV, and additional car parking during your stay.

CAR ALARMS / LOCKS

Repeated operation of car / truck alarms or door locks shall be grounds to require disconnection of the alarm or removal of the vehicle from the Campground, both at the camper’s expense.

FIREARMS / DRUGS

The use, display and possession of firearms, air arms, paintball guns, fireworks, explosives, weapons, and illegal drugs or substances is strictly prohibited. The tossing, throwing, etc. of rocks, stones or other objects is prohibited. Violation of this rule will result in immediate ejection and removal of the camper’s personal effects at the camper’s expense and the notification of authorities. During hunting season, approved hunters may possess the appropriate firearms with the express permission of Management.

MOTORCYCLES/ATVs

Motorcycles, motorbikes, ATVs, motor scooters, or any sound producing registered vehicles used for transportation may be allowed with permission of Management. If allowed, they shall be used only to enter and leave the Campground. Only persons with a valid driver’s license are allowed to operate any type of motorized vehicles.

PERSONAL PROPERTY, SAFETY AND INSURANCE

All personal property brought into the Campground is at the Camper’s risk and Campground Owners shall bear no responsibility or liability for the damage, loss or theft of such property. All Campers assume the responsibility of maintaining proper insurance coverage on their camper and personal property. The Campground is not responsible or liable for any damage to any Camper or personal property for any reason, including an act of God (i.e. wind, lightning, hail, fallen branches, trees, embers that drift onto property, etc.), accident, fire or vandalism. Campground Owners do not provide security for Campers’ belongings and safety. Any security that is implied by cameras, gates and / or keypads is for the safety of the Campground’s staff and property, not for the safety of Campers and their property, including that of Campers’ family members, invitees and guests.

INDEMNITY

The use of any equipment or facilities of the Campground by any person is at that person’s risk. Campers agree to indemnify and hold the Campground owners harmless from any loss, cost, or damage incurred by it as a result of the activities of the Camper, the Camper’s family members, invitees and guests.

Disclaimer: Greenlaw’s RV Park & Campground, the Owners and Management assume NO responsibility for the use of the grounds or facilities. Use is entirely at the user’s risk. Users also assume full responsibility for injury or illness occurring to them or to family members or guests. Greenlaw’s RV Park & Campground, the Owners and Management assume NO responsibility for lost, stolen or damaged property while on the grounds or facilities. Management reserves the right to eject any and all violators of these Rules without refunds and, at Camper’s expense, to remove persons, animals, and/or property which are considered detrimental to the health, safety and welfare of Management or others using the Campground or facilities. 

By accepting a site reservation, and/or by renting or occupying a campsite at Greenlaw’s RV Park & Campground, all Campers, both transient and monthly, and their Visitors, agree to abide by the above Rules while at the Campground.
